Property Condition Assessment

Description

The purpose of a Property Condition Assessment (PCA) is to visually examine and evaluate the present condition of a building. It is an engineering analysis of existing building systems and site to assess their physical condition, general code compliance, capacities/adequacies, repair and maintenance issues, recommended replacements, capital expenditures, and opinions of probable costs for corrective action.

The field work consists of a visual inspection and a photographic survey of the building’s general structure, envelope, mechanical and electrical systems, and exterior grounds. Some areas of expertise which are common topics covered in our PCA’s are as follows:

  • Building systems: Evaluate structural integrity and develop remedial plans for parking, concrete garages, roofs, facades, walls, floors, and balconies; assess and estimate costs of remedial work.
  • Planning (Asset Management): Assist owners in reengineering, value management, recapitalization, deferred maintenance, setting of priorities, due diligence, life cycle cost evaluation, and predictive maintenance plans.

Included in our PCA is a Repair and Maintenance Cost Budget which is typically done for a 15-20 year period. It is primarily a function of the quality of materials used, and installation, as well as a degree of maintenance provided and specific climatic conditions. The PCA and budget is to be used by the client as a management tool to provide preliminary information on existing and potential building conditions.

The engineers completing your PCAs are members of the Ordre des ingénieurs du Québec, members of the Québec Association of Building Inspectors (QABI) and carry full business Liability and Errors & Omissions insurance. As members of the OIQ, we must adhere to strict rules of conduct that govern the engineer profession.
