Property inspections are a great way to ensure that you are making an informed decision when purchasing a property. They can help you navigate the negotiation process, and may even give you leverage in the price of the home.

We provide home inspections to Laval, South Shore, West Island and Montreal. If you are buying a property of any age, it’s especially important to do your due diligence with an inspection report & assessment in order to minimize your risks. Water infiltration through roofs and basements can cause tens of thousands of dollars’ worth of repairs if not caught prior to purchase.

Age, geographic location and construction are all factors to be considered when purchasing in greater Montreal. Doing an inspection may give you leverage in the negotiation process so that the bid price takes into account required renovations. Some of the key points addressed in the inspection include:

  • Age and material of electrical system;
  • Leaks in plumbing;
  • Water damaged structure;
  • Attic insulation;
  • Prior renovations that may have safety issues.

Description

Buying a home is a very important investment; this is why it is important to be well prepared for this purchase and to avoid any unforseen surprises. A pre-purchase building inspection is a very important step of the acquisition process. The main goal of an inspection is to identify any major defect that can diminish the overall pleasure or value of the building or that might represent a security risk to the occupants.

The pre-purchase or pre-sale inspection will detail the condition of the building at the moment of the inspection and will visually identify defects or irregularities caused by normal wear-and-tear or a construction defect. The inspection will also serve as a repair to-do list if the customer decides to purchase the property.

The inspector will observe and comment on all the visible systems and accessible components of the building so that the customer can make an informed decision as to the purchase of the property.

Enspeco inspectors are members of the Order of Engineers of Québec, members of the Québec Association of Building Inspectors (AIBQ) and carry full business Liability and Errors & Omissions insurance. As members of the organizations, we must adhere to strict rules of conduct that govern our profession. This in turn guarantees a top level of professionalism.

The inspection shall include:

  • Exterior: Siding, foundation, windows, doors, balconies and lot grading
  • Roof: Type and materials, structure, ventilation and exterior of chimneys
  • Attic: structure, insulation, ventilation
  • The main systems: plumbing, electricity, heating, central air conditioning, water heater, air exchanger, etc.
  • Interior: in all rooms; doors, windows, electrical, plumbing, stairs, floors, walls, ceilings, etc.
  • Security: balcony railings / handrails, smoke detectors, electricity, etc.

The inspection is carried out according to standards of practice of the AIBQ

Average inspection takes two to three hours to complete. The client is invited to participate so that they can discuss with the inspector as the inspection progresses. Rich in relevant and useful information the client is given an Enspeco folder at the beginning of the inspection. It contains among other things an Enspeco USB key including; a checklist of seasonal maintenance to perform, a home repair & maintenance manual and a repair cost & life cycle document published by Canada Mortgage and Housing Corporation (CMHC). The inspection is completed by the delivery of a written report, with photos and forwarded by email within two days of the time of the inspection.
